Hello, I'm looking to sell quickly, at a discount, for cash.

Utilities: There is not a water meter yet, however there is local water available in the street. Local properties have septic systems, I'm not sure about a sewer line though. Electricity is available but not hooked up.

Please note that I just found out from a potential buyer that the cost to hook up to the local water system was more expensive than they expected (on the order of $22,000). They told me that they would just use a 5,000 gal water tank and get water delivered for the house they had planned to build on the lot. HOA: This property is not part of an HOA, however there is a yearly $18 campground fee. The property doesn't have any sort of restrictions on building or anything that is normally associated with an HOA, the fee just goes to private campground for local residents. This campground is not a county campground and is purposefully not on any maps. Locals can get a key to the campground which has 7 campsites, a bathroom/shower facility, grilling area, and community center.
